The work sits under our kitchen and laundry plumbing service. Anything below the floor or further down the line belongs elsewhere, starting with our blocked drains page.

Wastes, Traps and Valves Under the Bench
A plumber connects a sink through hot and cold supplies to the tap, then a basket waste, a trap and a waste pipe out to the drain, finishing with a leak test. Six parts do the work:
The supplies
hot and cold lines feed the tap, and each one gets its own shut-off inside the cupboard.
Isolation valves
a valve on each line stops the water at the bench, so a future repair never shuts the whole house down.
The basket waste
the fitting in the drain hole that holds water in the bowl when the plug is in.
The trap
the bend below holds a water seal that blocks sewer gas coming back through the waste.
The dishwasher spigot
where a dishwasher drains through the sink waste, the replacement waste needs a spigot for the hose, which our dishwasher installation page takes further.
The test
we fill the bowl, pull the plug and watch every join while the water runs through.
Tapware, wastes and connectors fitted in Australia also have to carry WaterMark certification, and the product has to appear in the scheme's online register. A drinking-water tap on the sink is one more option, covered on our water filter installation page.

Where a Kitchen Sink Leaks
Kitchen sink leaks start in five places: trap or waste joints, the basket waste seal, the tap base, a supply join, or the rim seal at the benchtop. Each one shows up differently:
Trap and waste joints
drip from a nut undone by vibration or a washer gone hard.
The basket waste seal
lets water past when the rubber perishes, and the cupboard floor wears it first.
The tap base
weeps where the sealing ring under the fitting has aged.
A supply join
marks the cupboard wall with a slow line of damp.
The bench seal
creeps out from under the rim and feeds the chipboard underneath.
A softened cupboard base, a musty odour or a water stain under the bench signals a slow leak that has run unseen for weeks. Drips from the tap itself usually mean a worn part, which our tap replacement page handles, and perished tails behind fixtures feed our flexi hose replacement work.

Who May Fit a Kitchen Sink in Queensland
Only a licensed plumber may connect a kitchen sink in Queensland. Installing a fresh fixture, or shifting one, is notifiable work reported on a Form 4, and a like-for-like replacement counts as minor work. The rules run in three layers:
Notifiable work
no council permit applies. The plumber lodges a Form 4 with the QBCC inside 10 business days of finishing, and you receive your own copy as the owner.
Minor work
a replacement in the same spot reuses the cut-out and the connections underneath. A QBCC licensee still does the job, but nothing gets lodged.
The register check
the QBCC lists fixing or replacing sinks among the regulated work, and leaves sinks off its short unregulated list.
The QBCC's online registers show whether a plumber holds a current licence, and whether a Form 4 covers your address, so both checks take minutes before you book.

Top-Mount or Undermount Sink
Top-mount bowls drop in from above and rest their rim on the bench; undermount bowls fix beneath the benchtop with clips or support brackets. The choice changes what happens under the bench:
A top-mount
hides a rough cut under its rim, which suits laminate benches and makes the fit simpler.
An undermount
leaves the cut edge showing, so the cut has to be exact and the edge sealed with silicone.
The fixings
carry an undermount bowl from below, so solid brackets matter more than a bead of sealant.

Sink Installation Costs in Cashmere
Sink job pricing turns on five things: whether the bowl stays where it is, whether the job needs new supply or waste connections, access under the bench, the benchtop material and the tapware you pick. The price is set by a fixed quote once we've inspected the job, before any work starts.
Like-for-like swaps
keep the hours down, since the old connections line up with the new bowl.
A new position
adds fresh pipe runs for supply and waste, plus the join into the branch.
Tight cupboards
slow every step under the bench, from unscrewing the waste to reaching the valves.

New Kitchens on the Foothill Estates
Area-level approvals around these hills ran to 88 fresh dwellings in the 2021-22 year alone, inside a five-year stretch that totalled 308. Most new builds put the sink in on day one.
The older stock tells a different story. The 2000s-era houses along the estate streets near Adams Road and Tosca Street have kitchens pushing twenty years, and bowl replacements plus new tapware are starting to book in there. Out along Samsonvale Road, renovations tend to arrive one kitchen at a time rather than street by street.

Kitchen Sink Questions We Get
Call (07) 3524 0766What is a Form 4 for a new kitchen sink?
A Form 4 is the notice your plumber lodges with the QBCC inside 10 business days of finishing notifiable work, such as a new or relocated sink. You, as the owner, get your own copy of the form for your records.
How do I check my plumber is licensed?
You can confirm any plumber's licence through the QBCC website and see the forms lodged for your address. Both checks are free and take minutes, so run them before you book the job.
How much does it cost to fit a kitchen sink in Cashmere?
The cost depends on where the bowl goes, whether new supply or waste connections are needed, the access under the bench, your benchtop material and the tapware you pick. You get the price in writing as a fixed quote once we've inspected the job.
Who arranges a kitchen sink replacement in a Cashmere rental?
The owner or property manager holds the repair duty for rental premises, so a sink replacement is theirs to arrange and pay for. A tenant needs the owner's written approval via a Form 23 before attaching a fixture or making a structural change.
Can I move my kitchen sink to a new spot?
Yes, a sink can move. Relocating a sink inside an existing house is notifiable work, so a licensed plumber runs the new supply and waste lines and lodges the notice with the QBCC inside 10 business days. Council approval is not needed for the move itself.
